Egress window installation

A full egress project takes a basement bedroom from a small window to a real way out. Here's what's involved.

Most egress jobs around Sioux Falls are a package: dig outside, cut the wall, frame and set a window, install a well, and finish inside. One contractor usually handles the whole thing, sometimes with a concrete cutting crew for the saw work. The result should be an opening that meets code, a well that drains, and a window that doesn't leak or frost up.

Which window styles work for egress?

  • Casements. They crank fully open on a side hinge, so they reach the required clear opening with the smallest frame. They're a common choice for basements.
  • Sliders. Only half the window opens, so the unit has to be wider to reach the same clear opening.
  • Single- and double-hung. Only one sash opens, so these need a tall rough opening, which can be hard in a basement with a low grade line.

Ask the contractor to show you the manufacturer's net clear opening for the exact window, not just the frame size. The clear opening is what the inspector measures.

How long does it take?

The outside work, cutting and window setting is often done in a short visit once the permit is issued, depending on the wall, weather and how much interior finishing is included. Frozen ground in the middle of winter can slow digging, so ask about scheduling if you're planning a basement finish over the colder months.

What should the quote include?

  • Size and location of the new opening, and the window model
  • How the wall above the opening will be supported
  • Well type and size, ladder or steps, and drainage
  • Backfill, grading and hauling away the cut concrete and dirt
  • Interior finishing around the window, if any
  • Who pulls the building permit and schedules inspections

The contractor prices the job after seeing the wall, the yard and the room. We don't quote prices, and a number given over the phone before anyone has looked at the foundation is only a rough starting point.

Common questions

Can an egress window go in a basement wall that's already finished inside?

Yes, but the drywall, framing and insulation around the new opening have to be opened up and then patched. Tell the contractor up front so it's in the quote.

What's the best window style for a basement egress opening?

Casements are common because the whole sash swings open, which gets the required clear opening from a smaller window. The right choice depends on the wall height and grade line.
